PROSOCO SL100 Water Repellent — Long-Lasting Invisible Protection for Concrete and Masonry

PROSOCO SL100 Water Repellent is a modified, "neat" silane system engineered to deliver invisible, long-lasting water repellency to horizontal and vertical concrete and masonry surfaces. Its 100% active content — with no solvent carrier — allows applicators to achieve up to five times the coverage rate of conventional solvent-reduced treatments, making it a highly efficient choice for large-scale commercial and industrial concrete projects. The small molecular structure ensures maximum penetration into dense and color-sensitive substrates without altering appearance or forming a surface film. SL100 is ideally suited for contractors working with GFRC, integrally colored precast concrete, cured slabs, honed or polished concrete, and many types of natural stone.

Unlike film-forming sealers, SL100 penetrates and chemically bonds with the substrate, allowing treated surfaces to breathe while still forming an effective chloride screen against water and water-carried salts. Its CALGreen compliance and suitability for sale in most states with restrictive AIM VOC regulations make it a practical choice for projects in regulated markets where lower-performing alternatives may not qualify.

Key Features & Benefits

100% Active Content — No Solvent Carrier

SL100 contains no solvent carrier, meaning every part of the product contributes to protection. This allows applicators to achieve up to five times the coverage rate of conventional solvent-reduced treatments, significantly reducing material cost per square foot on large jobs.

Penetrating, Non-Film-Forming Protection

SL100 does not form a surface film or gloss, so treated surfaces retain their natural appearance. Because protection is achieved through penetration rather than coating, there is no surface layer to peel, flake, or wear through under traffic.

Breathable — Does Not Trap Moisture

Treated surfaces retain 92% of their water vapor transmission (ASTM D6490), meaning moisture within the substrate can still escape. This is critical for exterior applications and below-surface slabs where trapped moisture can cause delamination, spalling, or mold growth.

Effective Chloride Screen

SL100 forms a chloride screen that reduces surface erosion and corrosion of rebar in reinforced concrete caused by water and water-carried salts. For parking structures, bridge decks, and coastal applications, this protection directly extends the service life of reinforced concrete elements.

Shrinkage Crack Resistance

SL100 resists water penetration when applied over existing shrinkage cracks of 0.02 inches or less. This means contractors do not need to address every minor surface crack before application, saving prep time without compromising performance.

Reduces Efflorescence, Mildew, and Atmospheric Staining

By blocking water ingress, SL100 substantially reduces the conditions that lead to efflorescence, mildew growth, and staining from atmospheric deposits. This lowers long-term maintenance costs and keeps surfaces looking clean between cleaning cycles.

Compatible with Silicate Hardeners/Densifiers

SL100 is compatible with silicate hardeners and densifiers, allowing it to be incorporated into a multi-step concrete floor treatment system without adhesion or compatibility concerns.

Safe for Vehicle Traffic Surfaces

SL100 is safe for use on surfaces subjected to vehicle traffic, making it appropriate for parking decks, driveways, and industrial floor slabs where durability under load is required.

CALGreen and AIM VOC Compliant

SL100 meets CALGreen requirements and is compliant with the EPA's AIM VOC regulations, and is suitable for sale in most states and districts with more restrictive VOC rules. Contractors working on green building or publicly bid projects can specify SL100 with confidence in regulatory compliance.

Common Applications

Cured, Honed, and Polished Concrete Floors

SL100 is specifically formulated for cured, cured & honed, and cured & polished concrete, providing water repellency without altering sheen or surface texture on finished floors.

GFRC and Integrally Colored Precast Concrete

The small molecular structure and colorless protection make SL100 ideal for glass fiber reinforced concrete and integrally colored precast panels where maintaining the original color and appearance is essential.

Horizontal and Vertical Masonry Surfaces

SL100 protects both horizontal and vertical concrete and masonry surfaces against water and waterborne contaminants, including on building facades, retaining walls, and plaza decks.

Reinforced Concrete Structures Subject to Chloride Exposure

For parking structures, bridge decks, and coastal structures where de-icing salts or salt air accelerate rebar corrosion, SL100's chloride screen provides a cost-effective layer of protection.

Dense and Color-Sensitive Natural Stone

SL100's penetrating silane chemistry works on many types of natural stone where surface-altering treatments are not acceptable. Always test on limestone, marble, travertine, and other calcareous stones before full application.

Compatible Materials

  • Concrete (cured)
  • Concrete (cured & honed)
  • Concrete (cured & polished)
  • Masonry
  • GFRC (Glass Fiber Reinforced Concrete)

Application Instructions

Surface Preparation

  1. Protect people, vehicles, property, plants, and all non-masonry surfaces from product, splash, residue, fumes, mists, and wind drift. Divert and/or protect auto and pedestrian traffic.
  2. Ensure fresh air entry and cross ventilation during application and drying. Extinguish all flames, pilot lights, and other potential sources of ignition during use and until all vapors are gone.
  3. When applying to exteriors of occupied buildings, cover all windows, exterior intakes, and air conditioning vents, and shut down air handling equipment during application and until all vapors have dissipated.
  4. If possible, install all caulking, patching, and joint sealants before application. If impractical, test for adhesion and grind joints as required.
  5. Remove all dirt and surface contaminants — including waxes and existing sealers — with an appropriate PROSOCO cleaner. Do not use raw acids. Rinse thoroughly to remove all cleaning compounds and residues.
  6. Allow surfaces to dry thoroughly before application. Surfaces must be free of dust, surface dirt, oil, grease, and other contaminants that might prevent penetration.
  7. Carefully inspect surfaces for dust, dirt, moisture, or other contaminants that can cause the product to react and stain the material.
  8. Cap and make watertight the tops of walls prior to application.

Frequently Asked Questions

Q: Can SL100 be applied over existing shrinkage cracks?
A: Yes. SL100 resists water penetration when applied over existing shrinkage cracks of 0.02 inches or less. It will not, however, prevent water penetration through structural cracks, defects, or open joints.

Q: Will SL100 change the appearance or gloss level of the treated surface?
A: No. SL100 does not form a film or gloss. It penetrates the substrate and provides colorless protection, leaving the surface appearance unchanged.

Q: Is SL100 compatible with densifiers and hardeners?
A: Yes. SL100 is compatible with silicate hardeners and densifiers, making it suitable for use within a multi-step concrete treatment system.

Q: Can SL100 be used on limestone, marble, or travertine?
A: SL100 is not appropriate for limestone, marble, travertine, or other calcareous stones. Always test any other natural stone to ensure desired results before full application.

Q: Is SL100 suitable for below-grade applications or areas under hydrostatic pressure?
A: No. SL100 is not recommended for below-grade applications or for use under hydrostatic pressure.

Q: What coverage rate can I expect?
A: Coverage varies by substrate, ranging from 150 to 1,500 sq ft per gallon. Because SL100 contains no solvent carrier, applicators can achieve up to five times the coverage rate of conventional solvent-reduced treatments. Refer to the Product Data Sheet for substrate-specific coverage guidance.
